Opening Statement: This basic seminar is free and is designed to earn the participant $100,000 within one year . . . working part time. You don’t have to quit your job. However some clients are able to quit, supplement retirement, or in addition to 401k programs (and others), provide full retirement income.
Qualifications: Leonard R. Copeland is a product of the Cincinnati public school system and a Vietnam Veteran. He is an appraiser, investor, and real estate broker with over 25 years experience. He has a B.S. degree from Central State University and an MBA in finance and real estate from the Ohio State University.
Mr. Copeland will meet you for lunch or breakfast (his treat) to fully explain this system and answer your questions. You are under no obligation and the seminar and meal is free. What have you got to gain? . . . $100,000 this year.
The Process
Step One: is getting pre-qualified for non-owner occupied investment property. Down payment required will probably be driven by credit score. The higher the credit score, the lower the down payment, but there are other factors to consider. Many initial purchases require no down payment. There are several financial institutions we can recommend if you do not already have one. It is suggested that you use one from our recommended list for better communication and coordination.
Step Two: Schedule time to select and inspect recommended “equity rich” foreclosed properties. These properties are generally priced from $45-65K with after repair values of $70-110K. Suburban and or higher priced properties are available with similar price to equity profit/ratios. Click here for examples of equity rich properties. Some may require carpet, soap, water, and paint, while others may need more extensive repairs, such as roof, furnace, or water heater replacement, kitchen and/or bath remodeling. Evaluate the needs and get estimates from contractors. You can purchase as an individual, partnership, or a corporation (LLC). A partner can be a friend, associate, or relative.
Step Three: Go through the purchase process, which can vary depending on the property and lender. Decide if the property is to be refinanced in 6 months or placed on the market for resale. This is a buyer’s market (at this time), so it is recommended to lease the property immediately to reduce the monthly carrying charges. Professional management can be utilized self-management. Refinance as soon as the market and law permits. New laws and lenders suggest six months of seasoning, but this requirement varies from institution to institution. Immediate sale is also an option. There may be tax consequences . . . check with your accountant or financial advisor.
Step Four: Repeat steps 1-3 after adjusting for market conditions, cash availability, and program adjustments. Like most things in life, the more you do it, the better you become at it.
Conclusion
This is a simple and efficient way to get off the porch and run with the “big dogs.” Initial seed money helps, but good credit is better. A combination of both is best. Following the recommendation of this seminar allows for a more level playing field for small investors.
